of Office Space
Accommodation:
Comprises a modern open plan office furnished with workstations which are
separated by shelving screens to preserve the river view. Use of private meeting
rooms is included in the price.
Workspace:
Each workspace is approx. 75 sq ft being fully furnished with basic desktop,
seating, shelving, filing cabinets, desk lamp, pin board, waste paper basket
and telephone. (Statutory compliance remains with employers). Size can be
adjusted to suit and expansion can usually be accommodated with ease.
Amenities:
* 24 hour access, 7 days a week
* Telephones (you will have your own telephone line and will be billed directly
by BT- no mark-up! - setting-up charge only). Receptionists answer with your
company name or as you require.
* Fax and photocopiers
* Reception and message-taking service
* Conference rooms (booking system) - no additional charges
* Fully fitted kitchen to include tea/ coffee/ iced water
* Pressure shower and toilets
* Central heating and lighting
* RIBA technical library
* Ti Technical Indexes data library
* Secretarial service (Mac and PC)
Terms:
A licence for minimum of three months subject to two complete calendar months'
notice; three months' returnable deposit.

Fee:
From £375 per month per work station (less for multiple workstations,
more for river view), inclusive of all the above amenities, but exclusive
of costs in respect of:
* fax usage
* photocopiers
* secretarial/ book-keeping service.
These items are billed separately, monthly in arrears.
Security:
A BT 'Redcare' on-line alarm system is installed and is operated on a co-operative
basis by Studio users. (Studio does not take responsibility for this).
Prices
of Office Space:
Effective from 1st June 2001 and subject to annual review
Net space is the 'footprint' of the workstation(s) and excludes general circulation
used by others.
* Rear Space - £7.09 per square foot/month
* Middle space - £7.95 per square foot/month
* Window space - £9.24 per square foot/month [all + VAT]
* New occupiers' setting-up charge of 10% per month for first 12 months only.
The Studio makes no additional charge for telephone usage, answering or message
service. Where required, connection charges and programming changes for relocations
and additional lines are made to cover our direct costs and those made by
BT and the maintenance contracts. They are as follows:
* Arranging connection for one or two lines in a group at the same time: £95;
* additional lines in a group at the same time: +£35 each;
* each direct line connected and programmed: £95.
Where a relocation is instigated by the Studio, no charge is made.
The NACOSS approved
Redcare security system is administered on behalf of Studio occupiers who
are responsible for its proper use. Studio takes no liability in this regard
and users have to insure their own property.
Basic furniture is provided; occupiers are responsible for the compliance
of furniture etc. to relevant codes and legislation for tasks undertaken by
them and their staff. Where furniture is brought into the Studio its style
and colouring should be compatible.
